Guidance for offer negotiation

The estate agent will normally tell you if anyone has put in a higher offer than yours, and give you a chance to increase your offer. Plan your actions in advance to ensure you make good decisions.
Top tips
- Set your maximum price in advance, and stick to it to avoid overspending.
- Only offer over the asking price if it is within your maximum budget, and you know the seller has already been offered that or if it is your dream house & there are lots of other buyers.
- Consider incremental bids.
- Communicate clearly, & be prepared to act quickly.
- Stay calm. Emotional decisions can lead to overbidding. Remember, other properties will come along if this one doesn't work out.
- Leverage your position. If you're a chain-free buyer, cash buyer, or have a mortgage in principle, highlight this to the seller.
