Building a good working relationship with your conveyancer is key to ensuring everything goes smoothly. Here are some tips and advice on how to work effectively with your conveyancer.
đ€ The basics
- If there is anything you donât understand in documents your conveyancer sends you or things they say, ask them to explain. You are making one of the biggest decisions of your life, and you need to understand what youâre signing up for.
- You should check all the documents they send you through carefully. Everyone makes mistakes, but mistakes like misspelling your name on the title deed will cause you big problems later on.
- Save all the documents they send you somewhere very safe. You will need these documents again when you sell the property in the future.
â© How to speed up your conveyancing
- Your conveyancer often has to wait for documents and communication from the seller, the council, or your lender. Sometimes there is nothing more your conveyancer can do to speed things up.
- It is, however, important to contact your conveyancer regularly, as often as weekly. Conveyancers are generally overworked & stressed, and without regular contact you may end up consistently at the bottom of their pile of work.
- Provide any documents or information they ask you for promptly. Every person involved in the sale can delay the process - donât be one of them!
- Update the Estate Agent on progress so they don't slow your conveyancer down by asking them. Updates could include receiving a mortgage offer, survey being completed, and search results returned.
đ± If things are going wrong
Even if you're frustrated or things are going wrong, always talk calmly and politely to your conveyancer about what you can do practically to help. Threats and anger are unlikely to make them go out of their way to help you.
