There are 3 types of survey, with different levels of detail & cost, to pick from:
🥉 RICS Home Survey – Level 1
- This is the most basic survey and is generally suitable for modern properties that appear to be in good condition.
- It provides a basic overview of the property’s condition and highlights significant issues but does not offer detailed advice on repairs or maintenance.
- Typically, this survey is less popular because it may not provide enough information about significant issues.
- It costs £300-900
🥈 RICS Home Survey – Level 2
- This is a more detailed survey and is suitable for a broad range of conventionally built properties that are in reasonable condition.
- It covers major problems and provides advice on repairs and maintenance.
- However, it's not suitable for properties that have been significantly altered or are in poor condition.
- It costs £400-1,000
🥇 RICS Home Survey – Level 3
- This is the most comprehensive type of survey.
- It includes a detailed visual inspection of the property, including concealed areas like roof spaces and cellars, if safe to access.
- This survey is particularly suitable for older properties, those in poor condition, or properties that have undergone major alterations.
- It provides an in-depth analysis of the property's condition, potential risks, defects, and necessary repairs.
- It costs £600-1,500
