Typically, conveyancers will request your final payment to them just before, on the day of, or immediately after the completion of the property sale. However, some conveyancers request full payment before Exchange.

Your conveyancer will provide you with a final statement of account. This detailed document will outline all the fees and costs incurred throughout the conveyancing process, including the conveyancer's own fees. It's important to review this statement thoroughly to ensure that all charges are accurate and accounted for.

Costs left to pay at this stage could include:

  • 💼 The conveyancer's fees.
  • 🏛️ Any stamp duty you haven't yet paid.
  • 📜 The land registry fee.
  • 👛 Any other disbursements (costs the conveyancer paid for on your behalf) that you haven't paid them back for.
  • 🔀 Mortgage Transfer fees


Things to look for when reviewing your charges

Conveyancing costs can be substantial, so it's worth double-checking that your conveyancer has charged you correctly.

Some things you can do are:

  • Compare your invoice to your original quote and see if there are any significant differences that can't be explained (e.g. expedition fees you didn't ask for).
  • Check you've been charged the correct VAT. VAT for conveyancing is complicated, and a full explanation of which items it applies could be an article on its own! Something simple you can do is check against your original quote and question any difference.
